Downsizing · CHICAGOLAND REAL ESTATE

Downsizing starts with your next Tuesday, not your square footage.

You can love a house and be ready for a different chapter. Maybe the stairs are getting old. Maybe the yard takes more time than you want to give it. Or maybe there are entire rooms you only enter to dust. Let’s start with what you want your days to look like.

Describe a normal day in the next home

Where do you drink coffee? Where do you park and carry in groceries? Do you want room for overnight guests, a hobby or an office? Would you rather walk to dinner or have a private patio? Those questions give us a much better search than smaller house.

Write down what you want to keep about your current life, too. A move should not accidentally remove the parts you enjoy. We can look for a better fit without treating every extra room as a mistake.

Compare the full monthly picture

A lower purchase price is only one piece. The CFPB’s affordability guidance includes property taxes, insurance, association costs and maintenance in a housing budget. Use that same discipline when comparing a condo, townhome and detached house.

Ask what association dues cover, what you still maintain and what documents your attorney should review. If reducing expenses is the goal, have the actual numbers support it. A smaller footprint alone does not tell us what your monthly life will cost.

Choose what is moving before choosing a moving truck

Pick one room and sort what you use, what you love and what you are ready to pass along. Keep a small decision-later area so one sentimental item does not stop the entire project. Measure the furniture you want to bring before assuming it fits the next floor plan.

If the volume feels overwhelming, I can help you explore organizers, movers or estate-sale resources. Ask each provider about scope, fees and timing. You do not have to turn years of belongings into one exhausting weekend.

Give the transition room to breathe

Work through the sale-and-purchase sequence with your lender, attorney and broker. Decide whether you need sale proceeds before buying and what happens if dates do not line up. Put storage and temporary housing on the table early if they might help.

This is the thinking behind BoomSize: the right home for your next chapter. You do not need to be ready to list tomorrow. We can start by mapping the options, what the current home might sell for and what would make a move worth it to you.
