Find out what buyers are really comparing
Same street does not always mean same product. Layout, lot, condition, garage space and finished living areas can change how two homes feel to a buyer. I want to know which differences matter to the person likely to consider your house.
We should review relevant closed sales alongside the homes buyers can choose today. A closed sale helps us understand a completed transaction. An active listing shows an asking price and a competing option; it does not prove what that seller will receive.
Make the price and presentation tell the same story
If we are asking buyers to pay for a move-in-ready home, the showing needs to support that expectation. If the property needs work, we should make that part of an honest strategy. Great photos should help people understand the home, not set up a disappointing visit.
NAR’s marketing guide identifies competitive pricing, photography, staging and exposure as parts of a marketing plan. My approach is to review them together. Changing one number without understanding the rest can miss the actual problem.
Agree on a feedback review before launch
I want us to decide in advance when we will review activity and what we will look at: relevant competition, showing access, questions, repeat visits and offers. That gives us a structured conversation instead of reacting to every comment.
Low activity deserves investigation. So does steady traffic without offers. Neither gives us an automatic diagnosis. We should check whether the home is reaching the right search, whether visitors see what the listing promises and whether buyers have a better alternative at the price.
Work toward a result you can use
A high asking price is easy to write down. A useful outcome also involves proceeds, timing and terms that let you take your next step. Ask for an estimated net sheet and understand the assumptions before you choose a strategy.
I will give you my reasoning and talk through the tradeoffs. If the evidence changes, we revisit the plan. You deserve a clear explanation of what we are doing and why, from the first pricing conversation to the offer you decide to accept.
Your next steps
- Review truly comparable closed sales.
- Look at current competing homes.
- Match presentation and condition to the price.
- Schedule a feedback review and estimate net proceeds.
Questions that come up
Should I list high to leave negotiating room?
That choice can limit which buyers consider the home. Let’s compare realistic pricing options, your timeline and the current competing listings before deciding.
